Mortgage program guides

Conventional Loans

A conventional mortgage is not insured or guaranteed by a federal government loan program. Conventional loans can be conforming or nonconforming; a conforming loan follows the applicable Fannie Mae or Freddie Mac requirements.

What to consider

  • Purchase and refinance options may be available for eligible properties and occupancy types.
  • Down payment, credit and documentation requirements depend on the lender and program.
  • Mortgage insurance may apply depending on the loan structure and equity.
  • Conventional, conforming and qualified mortgage describe different aspects of a loan.

Non-QM Loans

A non-qualified mortgage (Non-QM) is a mortgage that does not meet the applicable qualified-mortgage criteria. These programs may offer alternative ways to document income or evaluate an eligible borrower.

Types of Non-QM Loans

  • DSCR Loans
  • 12/24-Month Bank Statement Loans
  • ITIN Loans
  • 1- or 2-Year Profit & Loss (P&L) Loans
  • 1- or 2-Year Full-Documentation Non-QM Loans
  • 1099 Loans
  • Written Verification of Employment (WVOE) Loans
  • Asset Utilization Loans

Available programs and qualifying documentation vary by lender. Some options, including DSCR, are designed for eligible investment-property transactions. Contact LendEase to confirm the program suited to your loan purpose and circumstances.

Borrowers Who Can Consider a Non-QM Loan

Non-QM loans may be an option for borrowers who do not meet traditional lending criteria but can manage the required down payment and monthly payments. You might consider a Non-QM loan if:

  • You’re a contractor, self-employed, retired, or otherwise unable to meet traditional income documentation requirements.
  • You’ve recently experienced a major credit event, such as foreclosure or bankruptcy.
  • You’re a landlord seeking a program that considers eligible rental income or property cash flow, subject to the lender’s rules for the property and loan purpose.
  • More than 43% of your income goes toward paying monthly debts.

These loans offer flexibility for unique financial situations and may help you explore financing suited to your needs.

These examples do not establish eligibility or guarantee approval. A debt-to-income ratio above 43% does not by itself determine whether a loan is Non-QM. Documentation, credit-event waiting periods, debt-to-income limits, down payment and ability-to-repay requirements vary by lender and program. Investment-property cash-flow programs and owner-occupied financing have different requirements.

FHA Loans

FHA loans are insured by the Federal Housing Administration and offered through participating lenders. They may be an option for eligible first-time or repeat homebuyers purchasing a principal residence.

What to consider

  • Borrowers must meet applicable credit, income, property and occupancy requirements.
  • FHA mortgage insurance generally includes upfront and annual charges.
  • Eligibility after past credit events depends on program requirements and lender review.
  • FHA financing is generally for a principal residence, rather than a vacation home or investment purchase.

A debt service coverage ratio (DSCR) loan is an investment-property financing option that evaluates qualifying property income relative to the debt-service expenses specified by the lender.

What to consider

  • Designed for eligible investment scenarios, rather than an owner-occupied primary residence.
  • Lenders may review rental income, property valuation, credit, assets and reserves.
  • Personal income documentation requirements and DSCR calculations vary by lender.
  • Down payment, ownership structure, eligible properties and prepayment terms depend on the program.

Hard Money Refinance Options

Hard money refinance is a property-focused financing option for eligible transactions. LendEase can help you explore lender requirements, available equity and possible alternatives for your existing mortgage.

Alternative documentation and property review

The featured homepage program includes no-income-verification options for eligible scenarios. This describes a documentation approach, not automatic approval without income or underwriting. Lenders may review the property, credit, assets, reserves and other qualifications. Confirm the required documents and acceptable loan purpose for your transaction.

Can my existing equity help?

Your original down payment may have helped build equity. A refinance lender may consider available equity toward its loan-to-value requirements, so a new down payment may not be required. Eligibility depends on current appraised value, the existing balance and lender guidelines. Closing costs, fees, reserves or a cash contribution may still be required.

Does the property need to be an investment?

Occupancy and loan purpose matter. Confirm whether an option is available for your property and circumstances; do not assume a business-purpose or rental-property program can be used for an owner-occupied home. First-time homeowners can ask about refinance eligibility, subject to lender review.

Costs and repayment terms to understand

  • Interest rate, origination fees and closing costs.
  • Loan term, payment structure and any balloon payment.
  • Prepayment conditions and a realistic repayment plan.
  • Whether a conventional or other refinance option better fits your goals.

Florida homestead eligibility is determined separately by the county property appraiser. A refinance program does not itself qualify a property for the exemption.

Cash-Out Refinance No-Income-Verification Options

Cash-out refinancing replaces an existing mortgage with a new loan and may let an eligible homeowner access available home equity. LendEase helps you compare lender options and understand the amount of cash that may be available after paying off the existing loan and transaction costs.

Can I refinance without traditional income documents?

Ask about no-income-verification and alternative-documentation options for eligible refinance scenarios. If tax returns, W-2s or pay stubs do not reflect your situation, tell us what documents you have. The lender determines the acceptable qualification method and any required income, asset or ability-to-repay review. Reduced documentation does not mean guaranteed approval or no underwriting.

How much equity can I access?

The amount depends on the property's current appraised value, existing mortgage balance, lender loan-to-value limits and transaction costs. Credit, occupancy, property use and reserve requirements also affect available options. We will help you review the numbers rather than assume that all equity can be withdrawn.

What should I compare before refinancing?

  • The new loan amount and any cash remaining after payoff and costs.
  • The interest rate, monthly payment and repayment term.
  • Closing costs, fees and any applicable prepayment terms.
  • Whether the loan fits a primary residence or an eligible investment property.

A cash-out refinance increases the mortgage balance when equity is withdrawn. A lower payment is not guaranteed, and a longer term may increase total interest paid.
